    Miami Home Inspections Florida FAQ

4 Point Inspection (Usually required by your Insurance Company):

    • Roof and Attic
    • HVAC (A/C and Heating)
    • Electrical
    • Plumbing

    Wind Mitigation:

Wind Mitigation inspections in Miami look for construction features that have been shown to reduce losses in hurricanes, such as a hip roof, concrete block construction, the presence of gable end bracing, shutters and opening protections, the presence of single or double roof straps, and the presence of a secondary water resistance barrier.

A homeowner with windstorm insurance can submit the results of a windstorm inspection to their insurer to obtain discounts on their windstorm insurance. In Florida, for example, premium discounts for certain favorable wind mitigation features are mandated by State law and can total 40% of the original windstorm policy's premium.

    WDO (Termite) Inspection:

A termite inspection in Miami is a visual inspection of all accessible areas of a home for evidence of wood-destroying insects (WDI) and wood-destroying organisms (WDO). The home inspector will visually inspect the interior of a home (including accessing and entering any scuttle wholes or pull down attic access points where Drywood termites are prevalent) and exterior of the property. After the inspection has been performed, the findings are reported on WDO form.

    Roof Certification Inspection:

The roof is a critical component of any structure.  Regardless of the climate, you will want to assure the roofing system in your structure is performing correctly.  The home inspector will take the time to evaluate the roofing system from the roof edge, roof top and the attic.  Some of the components in your inspection report will show the type of material condition and photos of the interior and exterior of the roof. If damages or signs of weakness are observed at the time of inspection, the observations will be noted in the report such as missing tile or shingles, sagging at the ridge of the roof etc.

The Roof Condition Certification is known officially by Florida's Citizens Insurance Corporation as the CIT RCF-1 standard form. This form is to document the age and current condition of the home's roof, to certify its durability and resistance to storms or hurricanes.

    Elevation Certificate:

The Elevation Certificate is a document from the National Flood Insurance Program also known as (NFIP). This certificate is to provide elevation information necessary to ensure compliance with community floodplain management ordinances, to determine the proper insurance premium rate, and to support a request for a Letter of Map Amendment (LOMA) or Letter of Map Revision based on fill (LOMR-F). The Elevation Certificate is usually required by your home owner insurance agent or home owner's insurance company.
